Acceptance of these Terms and Conditions creates a binding contract between you and Casa Oliva. If you do not agree and do not wish to be bound by these Terms and Conditions, you are prohibited from using or accessing this site.
Reservations can only be confirmed on the basis of a valid credit or debit card.
Gift vouchers may be purchased directly from Casa Oliva.
All vouchers are non-refundable, non-exchangeable, and subject to all Casa Oliva Terms & Conditions.
Vouchers are valid for one (1) year from the date of issue and are intended for use only by the designated recipient.
Casa Oliva will charge your card for the total price of the reservation at the time of booking.
You may cancel your reservation free of charge up to 14 days prior to your arrival date.
For cancellations made within 14 days of arrival or in case of a no-show without prior notice, the full amount paid will be retained by Casa Oliva.
Casa Oliva reserves the right to cancel any booking and provide a full refund at any time.
Casa Oliva shall have no further liability to any guest in relation to such cancellation.
Check-in is available any time after 14:00, and check-out is required by 12:00 noon.
We offer self check-in for your convenience. Detailed check-in instructions are sent one day before your arrival.
Early arrivals and late departures may be arranged at an additional cost and are subject to availability.

Guests must use the Casa Oliva premises responsibly, safely, and respectfully.
Illegal, immoral, or nuisance-causing activities are strictly prohibited.
Casa Oliva reserves the right to terminate a stay immediately without refund for misconduct.
Unregistered guests are not permitted on the premises.
Any visitors must receive prior written approval from Casa Oliva.
We reserve the right to refuse entry to anyone under the age of 12.
Children aged 12 or older are welcome at an additional charge of €40 per child per night.
No pets are allowed within the premises of Casa Oliva.
Smoking is strictly prohibited within the premises, including communal spaces, studios, and balconies.
Smoking is permitted only in designated outdoor areas, if provided.
Quiet hours are strictly observed between 22:00 and 08:00.
During these hours, guests must refrain from loud music, shouting, or disruptive activity.
Wi-Fi is provided free of charge.
Use of Wi-Fi for illegal, unlawful, or immoral purposes is strictly prohibited.
Casa Oliva provides one parking space per studio.
Guests must park safely and in designated spaces.
The pool is open May–September, 10:00–18:00.
All users must be in good health and behave responsibly.
No parties, alcohol, or glass containers are allowed.
Casa Oliva may close the pool at any time for maintenance or safety reasons.

Use of BBQ facilities is allowed only in designated outdoor areas and with prior approval.
Only the BBQ provided by Casa Oliva may be used.
Guests must not leave the BBQ unattended and must extinguish it afterwards.
Guests are responsible for cleaning the BBQ area.
The indoor fireplace (if applicable) may be used only between November and March.
Only Casa Oliva’s wood may be used.
The fireplace must never be left unattended.
Guests are liable for any damage caused by misuse.
Central heating operates between November and March.
Air conditioning is available year-round.
Guests are responsible for their personal safety and belongings.
Any damage to property, furnishings, or equipment will be charged to the guest.
Any damage or malfunction must be reported immediately.
CCTV operates in communal areas for safety and security purposes.
Recordings are retained for up to 14 days and stored securely.

Casa Oliva accepts no responsibility for delays or interruptions due to factors beyond its control, including natural disasters, extreme weather, war, pandemics, strikes, or utility failures.
These Terms and Conditions are governed by the laws of the Republic of Cyprus.
The courts of Cyprus have exclusive jurisdiction over any disputes.
Casa Oliva reserves the right to amend or update these Terms and Conditions at any time.
